how do i submit an application?

 

All applicants MUST be submitted through the third-party site, Avail. The application includes a $55 processing fee that must be paid for each applicant. Applicants will be reviewed within 1-3 business days. 

 

What does the processing fee cover?

 

The $55 processing fee for each applicant provides a consumer report (credit report, criminal background check and eviction history report). 

 

What are the income requirements? 

 

Applicant’s monthly household income must exceed three times the rent. All income must be from a verifiable source. The applicant must provide three (3) most recent paystubs OR three (3) months of bank statements showing recurring payroll deposits. Statements will be required to verify all fixed income sources. 

 

what is the minimum credit score? 

 

An applicant(s) credit score must be a minimum 600. 

 

will i have to provide references?

 

Yes, all applicants must provide and receive positive references from all previous landlords within the last three (3) years.

 

I have had an eviction before. can i still apply?

 

Yes, we encourage all individuals to submit an application if they are interested in a particular property. However, all applicants may not have any evictions or unpaid judgements from previous landlords to be considered for approval.

 

is smoking allowed?

 

No, applicants must be a non-smoker. There is no smoking allowed inside or outside of any of the properties. 

 

Are pets allowed?

 

Yes, pets are allowed with a non-refundable $300 deposit. There are no breed restrictions.

 

Will i be notified if i am approved or declined? 

 

Yes, all applicants will be notified in writing of the final status of their application. Should the applicant be denied or face other adverse action based on information received in the consumer report, the applicant will be able to access a copy of the consumer report. 

 

will i have to provide renter’s insurance once i sign a lease? 

 

Yes, upon approval of an application and before occupancy will be granted, prospective tenants must supply all the required move-in funds, including the deposit, first month’s rent, and any other additional deposits and fees. All tenant paid utilities must be transferred into the tenant’s name, with proof of renter’s insurance provided. 

 

WHAT UTILITIES WILL I HAVE TO COVER? 

 

Water and Electricity are the tenant’s financial responsibility.
